Here’s some advice before a buy a property

Try to purchase a property in a bounded area. A major roadway, river, bridge, hydro lines, which permanently separates your neighbourhood will make your property more exclusive.

When you are buying a home, and if it comes with the appliances, pool, central air, central vacuum etc, try to obtain the make and model of the chattels or you can also insert a warranty clause for major chattels and for the pool.

If you are buying and have not sold yet, put in a flexible closing date of, say, plus or minus 10 days to your actual date. This will offer you some flexibility in case excellent offer comes in on your home but the closing is one week later than the closing date of your new purchase.

When you give your deposit, you should submit a bank draft or certified funds. If your conditional offer does not go through and your deposit was only a regular cheque, most brokers may hold the funds for a minimum of 21 days before they release the deposit. If you give a bank draft or certified funds, you will get your deposit back with 1-3 days!
